Here is a reminder that the board is meeting Wednesday, June 10, 2026 at 6:30 pm at the Messing Residence: at 7917 Linkside Drive. We welcome all residents to attend!
We do have 1 open position on the board for a member at large, if you are interested in joining, simply reply to this email and let us know!
If you have any ARC requests, or upcoming improvements that are visible from the street, we encourage you to submit an ARC Request (click on link to open) now so you can get a FAST approval on your projects!
INFORMAL MEETING AGENDA BELOW:
ARC REQUESTS: 1 request to vote on.
MINUTES: approve minutes from May 2026 for posting.
PRESIDENT REPORT:
- TAXES: Filed, Paid, IRS has not responded as of yet with any concerns.
- Neighborhood drainage complaint – discuss alternate options.
- HOA entrance signs – contacted vendor for warranty/repairs.
- Board Member Resignation. We now have 1 open position if anyone would like to join.
- DISCUSS BUDGETED CAPITAL EXPENSES THIS YEAR FOR IMPROVEMENTS/REPAIRS.
BUDGET REPORT: Mattingly/Messing to present May Budget Report for approval.
SOCIAL: Discuss plans for fall event – Will require RSVP due to poor attendance, and to be good stewards of HOA expenses.
LANDSCAPING:
- Approx 50 plants were purchased, then planted by HOA members and residents – some at the entrances, some in zone 6, some in zone 2. Discuss more plant improvements to come to common areas.
- Dead grass to be replaced w/ sod at zone 2 and zone 6 in coming weeks. Discuss water drainage and dirt runoff at zone 2.
- Sprinklers at zone 2 fixed, updated bluetooth connection and schedules for common areas.
CVHC:
- Neighborhood walk through was completed on 6/7/26, there is a large amount of deferred maintenance. Therefore, approx 60 homes will get a letter for repairs, repaint, power wash, violations, and lawn maintenance.
- Discuss CVHC Determination for resident dumping plant waste behind neighbor’s home.
- Discuss resident deck repair plans to be submitted by June 21st.
- Discuss report of resident parking on Spyglass. Resolved.
LEGAL: Lawyers will now CC us on all correspondence with residents going forward so we know the status.
Next Meeting: Wednesday, July 8, at TBD
