Our new HOA newsletter is a vital communication tool for engaging community members, providing important updates, and fostering a sense of community. It’s a way for the HOA board to share information, announce upcoming events, and keep residents informed about matters affecting our community. We hope that through this tool, the HOA can build transparency, encourage participation, and strengthen relationships among residents.

Resident Spotlight: Erin Kofoed, Board Secretary/Webmaster

My name is Erin Kofoed, I have an MBA, and I work for the State of Florida as a Disability Adjudicator. I came from a medical school where I built curriculum for virtual reality cadaver experiences for med students, and prior to that I worked in a third-party management company for 5 years where I personally managed 4 HOAs and did the marketing for 200+ residential/commercial properties. I am married to Aliex, who is a federal police officer. We have lived in California, Colorado, Kansas, and now Florida! We have one son, Zachary who is 23, and is finishing his senior year at Wichita State University. He’s also working full-time as a computer programmer. We have two cavaliers (Loch and Sassenach) and a Golden Retriever (Ladybird). They love the water and chasing lizards! The second we saw this neighborhood, we felt safe, and we saw neighbors walking on the street talking to one another. I like the close neighborhood where we’re within reach of our neighbors if something happens, and we’re also there to help our neighbors out. I enjoy golfing, crochet, reading, visiting local bars with the dogs on the patio, and taking the dogs to the beach. I figured that by joining the board, I could use my talents to try to build community in our tight-knit neighborhood.


RESIDENT QUESTIONS: We received an email communication through our prior website from a resident asking the board if meeting minutes would be made available to everyone regularly, and if website updates were on the horizon. It’s like you are reading our minds! The answer is YES! We can now announce this exciting update. WE HAVE A NEW WEBSITE! We have been working hard behind the scenes to launch our new website, social media group, and create strategies to improve resident engagement. Once meeting minutes are approved, they will be posted to the website monthly by our HOA secretary. In fact, our first meeting minutes (with our new board members in March 2025) are now live for you to view.

Lenny the Golden Wonder!

Say hello to Lenny, our pet of the quarter—a golden retriever who’s a true ray of sunshine! At just a year and a half old, Lenny has already shown incredible resilience, surviving a serious and rare illness with the kind of strength that inspires everyone who meets him. He’s the definition of sweet and loving, always ready for a cuddle or belly rub, and never misses a chance to play. Whether he’s joyfully chasing ducks around the neighborhood, splashing in the water, or patiently waiting for his two greatest obsessions—pup cups and popcorn—Lenny is a shining example of strength wrapped in pure sweetness, reminding us every day that strength and love come in all shapes—and sometimes, with floppy ears and a heart of gold.

YARD OF THE QUARTER: 7951 LINKSIDE DR

If you’ve strolled along Linkside Drive lately, you’ve probably noticed THIS stunning yard really come together this spring! The board is excited to recognize Blake for all the efforts and pride he has put into his yard. He added a new iron fence, a water fountain, trees, shrubs, planters, mulch, and new grass. He also diligently submitted his ARC Request to make sure everything was in compliance prior to starting any work. If you see him out watering his grass, congratulate or thank him for helping make Linkside at Baymeadows a beautiful place to live.


HOA WELCOME PACKET: All new residents will now receive an email communication with fun facts, and important HOA reminders about living in our community. This welcome post is also available to all residents (old and new) on the website. CLICK HERE to check it out!

Local Business Spotlight: Veterans United Craft Brewery @ 8999 Western Way #104
Jacksonville, FL 32256

This local bar celebrates veterans, and has an impressive on-site brewery available for tours. They offer food trucks, live music, trivia, and a great sense of the Baymeadows community. You can see fellow Linkside residents that frequent this bar. Dogs are welcome INSIDE as well! Stop on by and play board games, meet neighbors, and partake in a local gem.


Summer Maintenance Tips: Here are some interesting/helpful tips for any homeowner! In the summer, focus on maintaining your HVAC system, cleaning gutters, inspecting your home’s exterior, and ensuring your irrigation system is functioning correctly. Here’s a more detailed breakdown of summer maintenance tips:

  • HVAC System:
    • Regularly change or clean air filters:Dirty filters restrict airflow and make your AC work harder, increasing energy consumption. 
    • Schedule professional HVAC maintenance: A tune-up can ensure your system is running efficiently and identify potential problems before they become major issues. 
    • Check for leaks around your AC unit: Leaks can lead to water damage and reduce cooling efficiency. 
    • Clean refrigerator coils: Dirty coils can make your refrigerator work harder, leading to higher energy bills and potential damage. 
  • Exterior Maintenance:
    • Clean gutters: Clogged gutters can lead to water damage and foundation problems. 
    • Inspect and clean your home’s exterior: Check for loose siding, peeling paint, and any signs of water damage. 
    • Pressure wash your home: Remove mildew, mold, and dirt from your home’s exterior. 
    • Check your deck and fencing for needed repairs: Address any rot, cracks, or loose boards.
