ANNUAL HOA MEETING

The HOA Board warmly invites all residents to attend our Annual Homeowners Association Meeting. This is an important opportunity to stay informed, participate in community decisions, and connect with your neighbors. Residents will also have the opportunity to pay HOA dues at the meeting, and light snacks will be provided. Your participation is encouraged and appreciated – it helps ensure transparency, accountability, and a strong community. We look forward to seeing you there!

PET OF THE QUARTER: TYSON

Tyson is a confident, adventurous dog who loves water sports like kayaking, jet skiing, and boogie boarding, as well as playing ball on the beach. He enjoys spending time with his family and socializing with neighborhood friends—including Lenny, Mr. Christmas, Buddy, Honey, and most new dogs he meets. Named after a favorite boxer, Tyson has always had a bold personality, even as a puppy when he loved curling up on shoulders and nibbling ears. Though not a large dog, he carries himself with the confidence of one much bigger and has undeniable main-character energy. Fair warning: if you meet him without treats, a dog, or a ball, you might just get the cold shoulder.

DRIVE-THROUGH EVENT: Saturday, January 17, 2026, 9 am – 1 pm
UNF Stadium Parking Lot 18, (located between S UNF Dr. and North Entrance Rd)
Up to 3 free trees on a first-come, first-serve basis. Trees are 3 gallon and stand approximately 4 -6 feet tall. NOTE: They will accept up to 2 (30) gallon bags of paper documents that will be hauled offsite for shredding.

RESPECTING OUR SHARED SPACES
Our community pride starts with keeping our shared lawns, and community areas clean. Pet waste is not just unsightly, it can also pose health risks for children, the elderly, and other pets. The truth is that some pet owners are not being respectful, and Jacksonville City Code, Subsection 462.301 sets forth an owner “shall remove and properly dispose of feces and other animal wastes…”
RULES TO KEEP IN MIND: Always carry a bag when walking your dog. Dispose of waste in your own trash bins. Never walk your pets on your neighbor’s lawns, instead, please walk them in any of our 6 community common areas. Teach young pet owners and guests to follow the same practice. Please report any offenders to the HOA, so we can speak with the pet owners directly. We ask at this time that any unapproved yard signs regarding pet waste be removed, and proper procedure is followed.
Cleaning up after your pet is a small action that makes a big difference. By keeping our grounds clean, we not only enhance property values, but also foster a friendly, respectful environment where everyone can enjoy outdoor spaces.

BOARD MEMBER NOMINATIONS
As you prepare to vote and nominate board members for the annual meeting, we would like to inform you of members who have been serving as interim members, and are now up for nomination for a 3 year term. All board members sign a job description, and are required to complete 4 hours of HOA training and receive a certificate of completion within 90 days of joining. Please respond with your updated contact information so we can stay in touch regarding important HOA business going forward.
Patricia Mattingly – Currently serving as interim Treasurer. Pat is a career bookkeeper, and she has worked tirelessly behind the scenes to audit the accounts, make corrections, manage budgets, change the bank we work with, update the PO box to a closer location for better turnaround time, update vendor contacts, and she is currently working to set up our new accounting software.
Blake Osner – Currently serving as interim Secretary. Blake works for JEA doing training. Blake stepped up as secretary when the board was very short handed. He has many years of experience serving on boards, and brings a polished perspective to the meetings and minutes, and also has some insider connections in utilities.
Diana Maiogan – Currently serving as interim Member at Large. Diana is a nurse at Mayo clinic, and was the driving force behind our community events this year! She brings a fresh perspective to the board, and is very creative.
Kimberly Pham Hogan – Served this year on our auditing committee, and has expressed interest in joining the board. She works in the banking industry, is a graduate of Notre Dame with a Master’s of Accountancy Degree.

UNAPPROVED SIGNAGE ON HOA PROPERTIES
The HOA Board would like to remind all residents that any signage displayed on a lot or property within the community must receive prior approval from the Board, in accordance with our governing documents. This includes, but is not limited to: Decorative Yard signs, Banners, Commercial or promotional signs, Political or advocacy signs, Any temporary or permanent signage visible from neighboring properties or common areas.
At this time, residents are asked to remove any signage currently displayed that has not been formally approved by the Board. The approval process helps ensure that our community maintains a consistent appearance and protects property values for all homeowners. Please note that unapproved signage is considered a violation of HOA rules and may be subject to enforcement actions, including fines, if not corrected by February 1st, 2026.
We ask that residents do not take vigilante justice into their own hands regarding signs. If you are offended by a sign, do not remove it yourself. Please notify the HOA and we will speak with the homeowner and follow the correct protocols.

REMINDER: Trash pickup is Wednesday, and recycling pickup is scheduled for every-other Thursday. Please make sure all carts are placed curbside by 7:00 am, and spaced at least 3 feet apart. Bins can be put out the night prior (after 5 pm), and should be put away ASAP after collection (total curb time not to exceed 24 hours). COJ-UNF Jacksonville Environmental Symposium
