Residents are encouraged to join us for our monthly HOA meetings which happen on the 2nd Wednesday of every month at 6:30 pm at Jacksonville Public Library-Southeast Regional Branch at 10599 Deerwood Park Blvd, Jacksonville, FL 32256.

Our small neighborhood of 81 homes is very tight-knit. You can often see neighbors in the streets conversing, walking their pets, lending tools, and doing favors for one another. You are in for a real treat!

HOA Board Members and Committees
COMMITTEES: We are looking for members to join our committees, please CONTACT US if you are interested in serving!
- Architectural Review Committee (ARC) – oversees community architectural standards and approves requests for modification or updates.
- Covenant Violation Hearing Committee (CVHC) – It shall consist of at least three (3) committee members, who shall be Members of the Association. CVHC shall be responsible for reporting violations of the Governing Documents, providing written notice, and serving on the hearing committee if a hearing is requested. Persons appointed to CVHC may not be officers, directors, or personnel of the Association, or the spouse, “life/civil partner”, parent, child, brother, or sister of an officer, director, or personnel of the Association. Persons serving on the CVHC may not serve on any other standing committee, within the Association.
- Landscaping Committee – oversee the landscaping needs of the community common areas.
- Social Committee – plan and carry out community events.
- Newsletter/Website Committee – take part in shaping our newsletter, take assignments to provide quarterly highlights in the neighborhood.
Some Helpful Tips
TUESDAY AM YARD WASTE REMOVAL: yard waste (using your own cans), can be placed at the curb Monday night, and put your trash bins away ASAP after pick up.
WEDNESDAY AM TRASH PICKUP: Please place your trash bins out weekly on Tuesday night, and put it away ASAP after pick up.
EVERY-OTHER WEEK THURSDAY AM RECYCLABLES AND HEAVY ITEMS: Place your recyclables, and heavy bulk items out every-other Wednesday night, and make sure they are put away Thursday ASAP after pick up. REMINDER: Please do not leave bins out more than 24 hours max. Do not place your bins anywhere on your property that is visible from the street. If you need a trash can or recycle bin, contact JEA.
FRONT YARDS: All plans for construction improvements (outward appearance of existing or new paint colors, decorative sculptures, wrought iron fencing, back-yard pools, etc.) must be approved by the board. You must submit an ARC request and receive approval prior to any modifications. Plants do NOT require approval to add, but you DO need approval to REMOVE trees (if measuring more than 4 inches in diameter at the trunk base), as they add beauty to the neighborhood, provide much needed shade, and are a beloved feature we all strive to protect. Residents must ensure their property is maintained in a “neat and attractive” manner in accordance to the covenant which includes “roof, gutters, downspouts, exterior surfaces, glass, screen doors, air conditioner, heating units, driveways, and any other improvements.” Signs and billboards need approval.
BACK YARDS: You only need approval for back yard decor, plants, gazebos (etc.) if they are visible from the street, or cause a hardship for a neighbor. If you’re unsure, just shoot us an email and we will be happy to give guidance.
NEIGHBORING PROPERTY ACCESS: Our properties are all inter-connected, many with zero lot lines. If you attach anything to a neighboring home wall (hanging plant pots, an attached lanai), you take responsibility for any damages caused to the structural integrity of the neighboring home. If you need access to a neighbor’s yard to assess or modify your property, you must give 24 hours notice to enter. Some properties may have French drains or other underground investments on your side of the property line, so please check with your neighbors before you dig.
PARKING: Resident parking is in your garage or driveway only. There is no street parking for residents. Visitors may park on the street for a maximum of 24 hours. We do have neighbors that patrol the streets and leave helpful reminders for cars that are out of compliance. Why? Our streets are very narrow, and street parking makes it hard (or impossible) to pass for emergency vehicles and trash trucks. Sorry, but no boats, trailers, or recreational vehicles may be parked at any home for a duration of more than 24 hours (unless in a garage). Please try to avoid scheduling large repairs (that limit road access) on trash days if possible!
ANNUAL DUES: Currently, (2025) the HOA dues are $550 per year, and are due annually by February 28th. The dues pay for the maintenance and improvements of the 6 common areas (landscaping, watering/irrigation, benches), street lights, street signs, community signs, street paving/repairs, sewer drainage systems, community insurance, a post office box for mailed communications, storage unit, community events, and a community website.
